IOI Properties Group Berhad Eyes Singapore’s Prime Central Business District with Ambitious Shenton House Acquisition

Malaysia-based IOI Properties Group Berhad (IOI) has made a significant strategic move into Singapore’s prime Central Business District (CBD) with a conditional agreement to acquire Shenton House at 3 Shenton Way. This landmark transaction, valued at SGD593.3 million, is set to reinforce IOI’s already substantial presence in Singapore’s prestigious Marina Bay financial district, complementing its existing developments like IOI Central Boulevard Towers and Asia Square Tower 2.

The acquisition, orchestrated through IOI’s wholly owned subsidiary, Boulevard View Pte Ltd, involves the purchase of Shenton 101 Pte Ltd, the owner of Shenton House. The financial structure of the deal is multifaceted, comprising a nominal SGD1 consideration, the settlement of SGD217.1 million in shareholder advances, and the assumption of SGD376.2 million in existing borrowings.

Shenton House, a property with a history dating back to the mid-1970s, is a 25-storey strata-titled commercial building. It currently offers approximately 20,276 square metres (sqm) of net lettable area (NLA) on a 3,377sqm leasehold site. With approximately 42 years remaining on its existing lease, the site presents a compelling opportunity for redevelopment. The plot boasts a gross plot ratio (GPR) of 11.2, with the potential for a significant enhancement. Under the Central Business District (CBD) Incentive Scheme, the site may qualify for a 25% increase in gross floor area, potentially raising the GPR to a substantial 14.0.

IOI’s vision for Shenton House is transformative. The company plans an extensive redevelopment project, earmarking an investment of SGD973.7 million to convert the site into a 35-storey mixed-use tower. This ambitious project will feature a 165-key luxury hotel spread across 10 floors, 12 floors dedicated to office space, a retail component in the basement, and three levels of parking. The development will also include a suite of supporting facilities, such as a swimming pool, diverse food and beverage outlets, and sky terraces, aiming to create a vibrant and integrated urban destination.

This redevelopment is projected to dramatically expand the NLA, increasing it by approximately 80% to a considerable 36,528 sqm. Furthermore, IOI intends to secure a lease renewal for the site, aiming for a fresh 99-year tenure, subject to regulatory approvals and applicable premiums. Construction is slated to commence in the first half of 2027, with a targeted completion in late 2031. This strategic acquisition and redevelopment plan underscore IOI’s confidence in Singapore’s resilient property market and its commitment to developing iconic, high-value assets in prime locations.

China Resources Longdation Strategically Converts Hong Kong Hotels into Student Accommodation Hubs

In a move that highlights a significant shift in asset utilization within Hong Kong’s hospitality sector, China Resources Longdation Co. Ltd (CR Longdation), a subsidiary of the prominent China Resources (Holdings) Co., Ltd., has acquired two hotels for approximately HKD440 million. These acquisitions – the 160-key Hotel Ease Tsuen Wan Hotel and the 170-key Hotel Ease Access Hotel – represent a combined total of 330 keys and a Gross Floor Area of approximately 14,670 sqm. The average consideration per key stands at approximately HKD1.33 million, or HKD29,984 per sqm.

This strategic acquisition aligns with CR Longdation’s ongoing initiative to repurpose hotel assets into much-needed student accommodation. This latest transaction follows a similar acquisition in March 2026, where the group purchased the 583-key Hotel Cozi Oasis for approximately HKD953 million, also for conversion into student housing. These recent deals bring CR Longdation’s total hotel acquisitions in Hong Kong this year to three properties, encompassing 913 keys and a total investment of approximately HKD1.4 billion.

The conversion of these hotel properties into student accommodation reflects a growing trend driven by increasing demand for purpose-built student housing in densely populated urban centers like Hong Kong. This strategy allows for the efficient utilization of existing real estate infrastructure, addressing a critical need while generating stable, long-term revenue streams. CR Longdation’s proactive approach demonstrates a keen understanding of market dynamics and a commitment to diversifying its real estate portfolio through strategic conversions.

Coliwoo Divests River Valley Properties, Securing Long-Term Leaseback for Continued Operation

Coliwoo Holdings Limited (Coliwoo), the coliving subsidiary of LHN Limited, has entered into an agreement to sell two freehold properties located at 288 and 298 River Valley Road in Singapore for a combined consideration of SGD45.5 million. The transaction involves the sale of 288 River Valley Road for SGD31.5 million, translating to approximately SGD850,000 per key, and 298 River Valley Road for SGD14.0 million, averaging SGD1.08 million per key.

These properties comprise 37 and 13 serviced apartment keys, respectively. Notably, following the completion of the sale, a Coliwoo subsidiary will lease both properties back for a period of three years, ensuring the continued operation of these assets under the established Coliwoo brand. This leaseback arrangement allows Coliwoo to monetize its capital while maintaining operational control and brand presence in these sought-after locations.

The sale consideration of SGD45.5 million represents a slight discount of approximately 8.6% compared to the properties’ combined carrying value of SGD49.8 million as of September 30, 2025. This strategic divestment and subsequent leaseback demonstrate Coliwoo’s agile approach to capital management and its commitment to optimizing its portfolio for sustained growth and operational efficiency within the competitive coliving and serviced apartment market in Singapore.

AB Capital Investment Limited (AB Capital), a Hong Kong-based investment firm, has successfully deployed the entirety of its Fund II capital with its 16th hotel acquisition in Japan. The latest addition to their portfolio is Gojoan, a newly completed 46-key boutique hotel situated in the heart of Kyoto, acquired through an off-market transaction.

Asia Pacific Hospitality Newsletter - Week Ending 9 October 2026

Completed in March 2026, the 10-storey Gojoan property is strategically located just a two-minute walk from Gojo Station on the Kyoto Municipal Subway Karasuma Line. The hotel was acquired with vacant possession, presenting AB Capital with a prime opportunity for value enhancement.

AB Capital has outlined plans for a targeted refurbishment and rebranding program for Gojoan. The hotel is set to be relaunched as an upscale boutique hotel, a venture undertaken in partnership with the Japanese hospitality operator K.K. Section L (Section L). This collaboration marks Section L’s debut hotel venture outside of Tokyo and the introduction of its new premium brand.

The planned renovations at Gojoan are comprehensive and designed to elevate the guest experience. Key initiatives include integrating the ground-floor entrance and club lounges into a more open and inviting layout, refreshing common areas, and increasing accommodation capacity by adding extra beds. Furthermore, underutilized upper-floor space will be converted into a reservable fitness facility, catering to the evolving needs of modern travelers.

This 16th acquisition signifies AB Capital’s sustained focus on value-add hospitality investments in Japan. The firm is now gearing up to launch its next opportunistic investment vehicle, Fund III, in the spring of 2027, signaling its continued commitment to identifying and capitalizing on promising opportunities within the Japanese hospitality market.
