CapitaLand Investment Seals Landmark Acquisition of ibis Hong Kong Central and Sheung Wan
Singapore-based CapitaLand Investment Ltd (CLI) has made a significant move in the Hong Kong market with the acquisition of the 550-key ibis Hong Kong Central and Sheung Wan for an impressive HKD2.3 billion. This transaction translates to a substantial HKD4.2 million per key, reflecting the premium valuation of prime hospitality assets in the city.
The strategically located 34-storey property, situated on Des Voeux Road West in Sheung Wan, occupies a 1,380 square meter site with a 999-year leasehold tenure. The hotel itself spans 25 levels, offering convenient access via the Sai Ying Pun MTR station. Existing amenities include a restaurant and bar, a fitness center, and versatile meeting and events spaces.
In a forward-thinking strategic decision, CLI intends to convert the acquired property into student accommodation under The Ascott Limited’s emerging Adoor Suites brand. This repositioning highlights a growing trend in urban hospitality markets, where underutilized hotel assets are being repurposed to meet the demand for alternative accommodation solutions, such as student housing. This move by CLI signals a proactive approach to diversifying its real estate portfolio and capitalizing on specific market needs within Hong Kong.

Banyan Group Forges Strategic Partnership with Newmark Hotels, Expanding African Footprint
Singapore-based Banyan Tree Holdings Limited (Banyan Group) has announced a pivotal strategic partnership with South Africa-based Newmark Hotels & Reserves. This collaboration marks a significant expansion for Banyan Group, bolstering its presence across the African continent.

Megaworld Corporation Launches New Hospitality Group and Enhances MREIT Portfolio
Philippines-based Megaworld Corporation has launched Megaworld Global Hotels and Resorts (MGHR), a strategic initiative to consolidate and manage its rapidly expanding hospitality business. This move signals the company’s ambitious target of achieving a portfolio of nearly 12,000 keys by 2032.

MGHR will oversee the group’s burgeoning hotel assets through two distinct divisions:
- Megaworld Hotels & Resorts: This division will manage the group’s hotel properties located in key Philippine destinations, including Metro Manila, Boracay, Batangas, and Cebu.
- Megaworld Global Hospitality: This division will be responsible for overseeing international hotel ventures, including the 1,530-key Movenpick Manila Bay Westside, which stands as Megaworld’s largest hotel, as well as other properties in Palawan and Iloilo.
In parallel, MREIT Inc., Megaworld’s real estate investment trust arm, has received approval from the Philippine Securities and Exchange Commission for a significant PHP27 billion asset infusion from Megaworld. This marks MREIT’s fifth major asset infusion exercise.
The transaction comprises approximately 303,900 square meters of gross leasable area (GLA). This substantial injection of assets is poised to elevate MREIT’s assets under management to approximately PHP122 billion. Furthermore, it will expand its portfolio to around 950,000 sqm, creating a diversified asset mix comprising 77% office, 20% retail, and 3% hotel assets. MREIT is actively preparing for a sixth asset infusion, with a clear objective of reaching 1.0 million sqm of GLA by 2027.
